Foundations & services
We usually come along and erect your building onto a pre-prepared, level base, with services already in place. There will be groundworks companies in your local area that can advise and complete this work for you. We can offer a groundworks service if you wish, but using local contractors will be the most cost effective method for you.
The type and extent of foundation you’ll need depends on the building size, site and ground type, and the specification must satisfy the requirements of building regulations and a building control officer. A soil test can be a good idea, as it will help identify which foundation method is suitable.
Services (water, waste, gas, electric and telephone ducts) must also be in place before your new building can be erected, so access needs to be planned for at the site preparation stage. It could be that these are extended from your main dwelling. Again, your local contractor can advise and complete.
The foundation method could consist of a solid base or a ring beam design (where strips of concrete take the weight loadings from the ridge line and load bearing walls). As a starting point, expect the minimum depth required to be 100-150mm (4-6in) if on hard standing.
The structure of a timber building is lighter than brick, so the foundations won’t need to be as substantial. However, accurate, level and sound foundations are essential given the structural loads involved.
From the point of ordering your new building (with plans, specifications, costs, etc all finalised and agreed) delivery from the mill is 8-10 weeks, which is plenty of time for the necessary groundworks to be completed.
